What is a LIM (Land Information Memorandum)?
If you are buying or selling a house, we recommend that you get a Lim or Land Information Memorandum before placing an offer or finalising a purchase.
This report is one of the many sources of information to help a buyers decision to purchase a property.

What’s in a LIM
A Land Information Memorandum is a report from the Council where the property is situated and contains all information on the Council’s file relating to the property. Therefore, the LIM contains information on:
- Special land features or characteristics (including potential erosion, slippage or subsidence)
- Building and resource consents that may have issued on the property
- Zoning which affects that property
- Private and public stormwater and sewerage drains
- Rates that may be owing in relation to the land
- Information concerning building, plumbing/drainage, and resource planning consents (including notice, order or requisition affecting the land or any building)
- Special conditions including NZ Historic Places Trust listings, high wind zone, aircraft flight paths
- Information which has been notified to the Council by any statutory organisation in terms of any other act
- Network utility in relation to the Building Act 1991 or 2004.
Furthermore, the LIM report will only contain information that the Council knows about. Put another way, if the Council does not know about an illegal structure or some other feature on the property then it will not show up in the report.
We strongly advise all clients who are buying a property to obtain a LIM report. Most noteworthy, you can make your purchase agreement conditional upon you obtaining a satisfactory report or in some cases vendors provide this.
